The next part of the quest continues in the Lower City at Lady Jannath’s Estate, at the coordinates: X:-250, Y:-75.

After entering the estate, use Greater Invisibility to secretly spy on the conversation between Oskar and Lady Jannath on the third floor. During this, you will notice that something is wrong with the artist.
Intrude on the dialogue using only passive attacks, so as not to kill Oskar, but only knock him out. When the artist is unconscious, start a dialogue with Lady Jannath, who will tell you that during Oskar’s last visit to the estate, the walls started bleeding, the portrait of Lady Jannath’s mother tried to bite her and the furniture started moving by itself.
The lady will send you to the Atelier on the top floor, but before doing so, take the key from the unconscious Oskar Fevras, which you will need later.
Get to the Atelier
Now you need to get on the top floor. Use the See Invisibility potion to spot the poltergeists in the house and the Misty Step to cross the road without being damaged. When you get to the room you need, steal an Oscar Fevras and place it on the easel. After completing all the steps, a door will open, where you need to read the letter to Oscar Fevras from Mystic Carrion to find out the code to open Philgrave’s Mansion. The letter is in the chest.
BG3: How to Get Torch of Revocation
In the same Lower City, there will be Philgrave’s Mansion, where the character Mystic Carrion, the owner of the Torch of Revocation, is located. You need it to remove all curses. Look for the passage behind the Stone Wall at the coordinates: X:-15, Y:-135.
To open the entrance, select the “Secreta mortuorum” option in the dialogue window. Once inside, kill the Mystic Carrion and take the key to the Gilded Chest, which is located near the throne. Open the chest and take the Torch of Revocation.
BG3: Lift the Curse

Getting to the third floor, you will become a member of a quarrel in which you need to calm the girl, here is the sequence of answers you have to make in the dialogue:
- Calm yourself, shade. We can resolve this peacefully.
- Tell us what happened to you.

- (Persuasion) No more harm will come to you by sharing your story. But it could help Oscar.
After that, there will be a dialogue with Lady Jannath’s and Oscar Fevras, after which the artist will take you to the Atelier and reward you with prizes.
